Rent With RE/MAX

Tenant Screening and Selection
  • Perform a background check to verify identity, income via paystubs and talking to employers, credit history, rental history, criminal history, court records search, perform a search for dispossessory warrants, search sex offender registry, and talk to prior landlords to verify rental history
  • Provide you with information on the prospective tenant if desired
  • Inform tenants via mail and in person when turned down
Tenant Move In
  • Confirm move in date with tenant
  • Require security deposit to hold the property
  • Meet the tenant at the property on the day of move in. Review and sign lease and move in inspection. Perform photo essay of the entire home including exterior, interior, appliances, flooring, walls, any damages, and any recent repairs such as fresh paint & new flooring. The photos will be kept on our system and printed and placed in the tenant file
  • Ensure all agreements have been properly executed

Rent Collection and Financial Services
  • Receive rent

  • Maintain all historical records (applications, paid invoices, leases, bids, inspection reports, maintenance reports, and correspondence
  • Provide annual reporting, structured for tax purposes as well as required tax documents including a 1099 form
  • Provide monthly statements via mail or online portal
Maintenance, Repairs, and Remodeling
  • Handle all aspects of maintenance for the property including routine work orders, emergency calls, and full turnkey services
  • Tenants have access to 24 hour emergency services via phone and can also use the online tenant maintenance portal for routine issues
  • Contact the owner with repair bids for approval
  • Determine if the tenant is at fault for any maintenance and charge accordingly
  • Establish a preventative maintenance policy to identify and deal with repair needs
  • Provide a network of contractors who have established companies known for good pricing and quality work that is up to code
  • Assign jobs to different parties (in-house employees, handyman and professional contractors) based on who will do the best job for the best price
  • Larger renovation or rehab projects
  • Coordinate with the owner if they would like to handle the maintenance on their own
Tenant Move Out
  • Inspect unit and complete move out inspection as well as detailed photo essay demonstrating the property’s condition when the tenant moves out
  • Provide tenant with a copy of estimated damages and charges
  • Return any balance of the security deposit to the tenant. Work with tenant to pay any balance owed and turn account over to a collection agency if not successful
  • Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs
  • Perform turnkey services with owner approval
  • Put the property back on the market for rent
Evictions
  • Less than 1% of our tenants are ever evicted
  • We work with tenants to avoid legal action, but will ensure our owners wishes are respected
  • Understand and abide by the latest local, state and federal legislation that apply to property management
  • File dispossessory at the local courthouse
  • Attend court hearing if tenant does not pay
  • Apply for writ
  • Coordinate with law enforcement and eviction crew to remove tenant and possessions from home
Fees
Our fees are the lowest in the area, but we provide the highest level of service. We have been in business for over 25 years. It seems there is a new company starting out every day, trying to beat everyone else’s prices. Over the years we’ve seen numerous new companies start and fail, so choose wisely – your real estate investment is worth it!

New Tenant Placement Fee: 75% of 1 Months Rent
Monthly Management Fee: 8% of Monthly Rent
Set Up Fee for Property Brought to RE/MAX with Eviction Needed: $250
Maintenance Coordination Fee: 15% of the Repair.
  • We have found that since we have established relationships with area contractors and we send them a high volume of work, our pricing is still be less than what you would probably pay as an individual owner. The fee includes determining the exact repairs required, obtaining bids and negotiating with contractors, and inspecting the property before, during, and after the work is completed.
Lease Renewal Fee: $150.
  • We understand that necessity of keeping your property rented and will work to keep current tenants on a lease. We will notify your tenant 60 days prior to the lease expiration of our desire to continue the tenancy. We will enter into 2-year leases if so desired by the owner.
Eviction Services: Varies By County
Tenant Placement Only: 1 Months Rent. We offer services for owners interested in placing tenants only. We will market your home, perform full background check, move in inspection, and photo essay.
